A new resort development in Southern Swaziland will launch on 6 September 2007. Set on Lake Jozini and with the Lubombo Mountains as a backdrop, the Royal Jozini Big Six is a fully functioning resort offering a wide range of first class amenities to lodge investors and guests.
Three hours north of Durban and five hours from Johannesburg, the development is set to combine residential lodges, a Big 5 game reserve, nature reserve, luxury hotel, championship golf course and commercial complex all in one. Residents will have the opportunity to combine the splendour of tiger fishing, golf, sundowners on the water's edge and a superb Big 5 Game experience, all on a daily basis whilst enjoying healthy returns on their investment.
The 25,000 hectare property incorporates the northernmost section of the Jozini Dam, the Lebombo Mountains to the east and borders Mozambique and Swaziland to the north and west. The project has received the support of the Swaziland government and the Swaziland king, His Majesty King Mswati III, who sees the development as being one of the biggest projects in the country.
The economic spin-offs will create a massive boom for the local economy and have a far-reaching effect on the employment levels in the area. 1312 jobs will be created within the local community in phase one alone and this employment figure is expected to be reached by December 2008.
Royal Jozini is a beneficiary of the Trans-Frontier game reserve of Mozambique, South Africa and Swaziland; an international area of over 260km². Also known as a Peace Park, a transfrontier conservation area normally describes a large ecological region that straddles the boundaries of two or more countries, encompassing one or more protected areas as well as multiple resource use areas. The development will include 590 lodge leasehold opportunities in total of which 190 will be launched in Phase One. The total value of the development is approximately R3,24bn. The land component carries a value of R426 million and the lodge structures a value of R1,1bn. Plots will range in size from 2,000 sq m to 20,000 sq m.
Royal Jozini will afford the opportunity of purchasing land only, land with a building package or a completed lodge site. The development will thus accommodate the speculative investor seeking a return on investment with little or no primary use as well as the typical lodge owner.
The plots launched in phase one will include mountain lodges, bush lodges and waterfront lodges and there will be discounts for Platinum members. Prices in phase one will range from R495k to R995k but all Platinum Investor Club members will receive a discount on their purchase price.
