“DEMAND for industrial-zoned properties is fuelled by developers and investors who are competing to satisfy growing tenant demand,” says William Amerseder of Alliance Group.
On July 23 Alliance Group will take to auction a property situated in Kya Sand Extension 42. Kya Sand is a relatively new industrial node.
It is characterised by warehousing, while small retail outlets and petrol stations serve the local consumer market.
“The development of the Cosmo City affordable housing project has accelerated development along Hans Strydom, which is the main arterial (road) providing access to the area,” says Amerseder.
The property is a 1275m², double-volume, freestanding workshop with internal office and ablution areas.
Attached to the front side and rear are iron lean structures used for storage and additional workshop space.
The property provides easy ingress and egress by one of two access gates, allowing access to the workshop and yard area respectively.
The workshop is accessible by industrial-type roller shutters, strategically placed for convenient access. “The property is suitable for a single tenancy and is currently owner- occupied,” Amerseder says.
On offer at the same auction will be two farms, Verloren and Cussonia, situated next to the R101, 10km from Bela Bela (Warmbaths).
The Waterberg mountains outside Bela Bela are renowned for being the backdrop to popular game lodges. “The surrounding areas are very popular for game farming, complementing the natural bushveld habitat of the area,” says Petro Hansen of Alliance Group.
Bela Bela is about 90 minutes’ drive from Johannesburg.
The Verloren farm is zoned as a public resort. The resort section has been developed and is about 80% completed.
The first section consists of a main conference and entertainment building, accommodating the pool, recreational area as well as 14 adjacent chalets (47m² each), with ablution and change-room facilities.
The second section provides 18 freestanding chalets of between 90m² and 100m², each with private gardens.
The Cussonia farm is natural bushveld. The 271ha property is suitable for public resort purposes and game farming.
Game roams freely on the two farms, Hansen says.
Water sources include equipped boreholes and the property has Eskom points.
This resort can be made functional in six months.
“The property forms part of the popular Waterberg area. Vacant farm portions are very popular in this area and buyers will pay a premium for quality chalets and recreational facilities already constructed,” Hansen says.
Meanwhile, Alliance Group’s Sean Parsons says: “The latest trends show that there is high demand for industrial zoned properties, especially in existing suburbs.”
Two such properties, located in Stormill in Roodepoort, will be going under the hammer at the auction.
The first property consists of two buildings; a double-volume warehouse with a large steel mezzanine level, as well as a basement level with office areas and five docking stations. There is a double-storey office building which has storage areas.
The property also offers ample paved, onsite parking, and a large manoeuvring and loading area for heavy vehicles.
The second property is a 7487m² building with about 780m² gross leasable office floor area and includes ablution, storage and kitchen facilities.
A double-volume warehouse with a large steel mezzanine level, office areas and two docking stations with large roller shutter doors for loading and offloading of heavy vehicles is an added attraction.
The split-level office building has storage areas and the usual ablution facilities, and mainly consists of a large, open-plan office component.
“Both properties are suitable for the owner-occupier and will be sold with vacant occupation,” Parsons says.
Also coming under the hammer will be 19 vacant stands situated on the banks of the Hartbeespoort Dam within the residential canal development.
The stands — in what is known as Venice Village, in the Magaliesberg mountain range — are an addition to the sprawling estates that are offered in the area.
“The development is a combination of the residential canal development and a proposed mixed township development consisting of a hotel complex, business park and a residential component,” says Mark Cannan of Alliance Group.
The special zoned canal development will be communal property and will belong to the homeowners’ association.
“With direct access to the waterfront, Venice Village stands out for those who enjoy an expansive range of water activities such as parasailing, windsurfing, water and jet skiing,” Cannan says.
“Hartbeespoort Dam is popular for weekend getaways or day trips.
“Residential areas around the dam such as Kosmos, Ifafi, Schoemansville, and well known residential developments such as Pecanwood Estate, are popular areas among daily commuters to Pretoria as well as for leisure, weekend and holiday use.”
The auction takes place on July 23 at noon at the Southern Sun, Grayston.
