FLANAGAN & Gerard Property Development and Investment and Grapnel Property Group are redeveloping Morningside Shopping Centre for R300m.
The new shopping complex will house Bonaparte Flannerie patisserie and chocolaterie, wine merchants The Fridge, imported American celebrity wear from Ayoka, German toy specialists Smith & Olive, the West African fashions of Ye Ye Oge, Swedish Bookbinding Design and hairdresser Peshina New Look.
John Rowberry of Flanagan & Gerard says: “Each retailer is being handpicked based on their quality products and personal service and unique concepts.”
The centre’s anchor store will be a one-of-a-kind 1950m² Pick n Pay store inspired by the concept of bespoke shopping. In addition to Pick n Pay, the tenant mix will focus on personally owned and operated stores, rather than brands and franchises, with a strong representation of unique speciality traders for the AAA grade retail centre which will be more than four times the size of the previous Morningside Shopping Centre that traded for about 40 years.
The owner’s concept is to create a 10500m² convenience and lifestyle centre for the residents of Morningside, Rivonia, Sandown, Sandhurst, Duxberry and Riverclub.
The property developers say these suburbs house some of the wealthiest families in SA, and in addition there is a great move to densification within the trade area to provide for both single-unit houses on smaller erven and multistorey dwellings.
“This densification is resulting in a large increase in both population and spending power in the trade area and the centre will provide an offering for these consumers,” says Rowberry.
