ANNENBERG Real Estate has been appointed sole selling agents for two industrial parks situated in Bellville Triangle.
These functional buildings are being upgraded to compete with new buildings, but will be sold at a competitive R3 000 versus the new cost of R4 000 per sq m plus, says Justin Leve of Annenberg Real Estate.
"The two developments, to be known as Atom and Micro Industrial Parks will be re-roofed with chromodeck sheeting with isolation on the underside and matching side cladding. The external walls will be plastered and painted and together with striking signage panels will make a bold statement in Bellville Triangle which has played Cinderella to the likes of Stikland, Kaymor and Okavango," says Leve.
With the shortage of industrial land in the Western Cape, older industrial buildings will have to be upgraded or replaced to meet the growing demand for industrial space close to the city, says Dudley Annenberg. Atom and Micro Industrial Parks are a prime example of this trend.
The units start from 512sq m and can be connected to form larger units. The largest unit in one building is 3 000sq m.
Internally, there will be new sanitaryware and floor finishes in the offices. The units have a good power supply and new light fittings will be provided throughout.
Work on portions of both complexes will commence this month and occupation of the first units could be given in June or by arrangement.
A financial package which gives the purchaser the option of paying interest only in the first five years can be structured to approved buyers. Levies are R2.54/sq m which is very competitive, says Leve.
On an interest only basis the rate per sq m to own, inclusive of levies, equates to R26.29/sq m which competes very favourably with rentals for similar properties. "Why rent if you can buy at this level?" asks Leve.
