Our general property management duties include
Advertising of vacant property for rent. This is done via our website, other electronic media, to let signs at the premises if permitted, vacancy schedules to other brokers and general media.
Showing of available property for rent and interviewing of prospective tenants.
The screening of the best candidates for your rental property by requiring written applications (offer to lease) along with all relevant documentation and FICA documents as well as credit and employment references, trade references and business track record.
Obtain liability, fire, theft and other insurance on rental property (for the account of the owner) we aim to provide vetted originators of such policies.
Arrange for regular maintenance and necessary repairs of the property.
Assure that tenants comply with rental policies and procedures.
Communicate clearly and efficiently with tenants as to when such inspections are due, monies due, etc.
Supervise repairs and maintenance work.
Conduct inspections of the property on a periodic basis.
Organised collection rental payments and security deposits.
All the above is available at the following rates: 5% monthly turnover (billed monthly) on tenanted units. Should we place a tenant we charge SAPOA rates for tenant placement. If an outside agency places a tenant we process the paperwork as part of our 5% monthly management fee.
