Firgrove Industrial Estate is a new industrial park being developed in the Helderberg Basin. Firgrove is designed to be an upmarket estate with 24-hour access control, a manned gatehouse and electrified perimeter fencing. All top structures will be constructed in accordance with design guidelines and attention to landscaping and common areas will ensure a pleasant environment.

Amdec Property Development has bought a major portion, approximately 150,000m2, of the estate. Tertius van Dijk, Amdec's Investment Manager, has indicated that Amdec's Phase One purchase is approximately 52,000 m2. Here, he said, Amdec will build factory units for leasing to tenants' requirements on erven ranging in size between 2,000 m2 and 13,000 m2 – and tenants will have the option of consolidating erven to create larger sites. Work on top structures is likely to begin in mid 2008 for occupation in late 2008.

Amdec has also acquired a further 98,000m2 of prime industrial land adjoining the Firgrove Industrial Park which is to be consolidated into the estate. These erven will range between 2,000 m2 and 5,000 m2 and, again, it will be possible to consolidate erven to create larger sites.

Amdec's total purchase commitment at Firgrove Industrial Estate is, said van Dijk, well over R100 million and the projected completion value of the buildings is approximately R600 million.

Magnus McDowall, Regional Director (Cape), said that this is the first time that Amdec has diversified from residential, retail and commercial property development into the industrial sector. The move, he said, is logical as Amdec needs to diversify its investments and take advantage of the strong demand for industrial property which has driven up prices in the traditional industrial areas of Greater Cape Town and forced entrepreneurs to look elsewhere.

"We have already had serious enquiries for up to 60,000 m2 of space," he said, "and these have come to us ahead of any formal announcement of our plans."
