The final phase of A Grade offices in De Beer Avenue, adjacent the Somerset Mall regional shopping centre in Somerset West, is nearing completion.
Construction of the R145m development began in 2004.
Johannes Barnard, managing director of A Property Sales, said Somerset Links is providing some 10,800sq m of rentable office space in seven separate three storey blocks, all with basement parking. All buildings have security fencing which encircles the project as well as 24/7 guard service.
"The office blocks can be divided into units as small as 60sq m. The office areas are, therefore, as suited to small and start-up businesses as they are to those needing one or more typical floors of 650sq m," said Barnard.
Barnard said those buying for investment purposes will find that they can achieve R105/sq m.
Occupants will be entitled to five parking bays per 100sq m and the monthly levies give them access to an in-house gymnasium and swimming pool. A crèche operates in the adjacent Somerset Links residential complex and the Vodacom golf driving range is close by.
Barnard said taking into account the rapidly rising building costs and dire shortage of zoned plots in the area, the current price of R13,200/sq m excluding VAT, will soon seem almost ludicrously low. Developers, he said, now estimate that by 2010 prices in the region of R18k/sq m will be achieved for A Grade office space throughout the prime areas of the Helderberg Basin.
Somerset Links is also bringing on stream a number of luxury apartments which were held back by the developer to sell once the offices were complete, as it was realised that the office users would need residential accommodation nearby. Prices range from R545k for a bachelor apartment.
