A new commercial and industrial development project has recently been launched in the Western Cape.
I on T2 Business Park, named after its location next to the T2 (or better known N2) highway between Somerset West and Grabouw, is situated in the booming Helderberg region in the Western Cape. According to MSP Group commerical manager, Philip van der Berg, the strategic placement of the site provides high visibility and convenient access to/from all the major traffic routes and facilities in the area.
Classed as a flexible light to medium business park the site offers 58 erven ranging in size from 1,000sq m to 5,700sq m. The format of these units allows investors to create customised spaces to suit their particular requirements. "These units are suited to owner-occupiers and investors alike," says MSP Group commercial manager, Philip van der Berg.
The development stretches over 18 hectares and security on the site is maintained through electrified fencing and a 24-hour manned guardhouse with access control, manned booms and CCTV camera's that are monitored off-site.
"There has been substantial growth in the area and the development Triangle where the Somerset Mall is located has exploded and now constitutes the new CBD of the Helderberg basin. The region has changed dramatically, first with the re-development of the old Gants factory complex into an industrial and commercial hub, followed thereafter with the significant expansion of the Somerset Mall precinct," says Van Der Berg.
Priced at R1,200sq m (excluding VAT) the fully serviced plots will have one parking bay for every 200sq m of occupied area, with four parking bays provided for every 100sq m of office area. Responsible architectural guidelines are provided and there are a variety of options available, although buyers should note the double-storey height restriction
