Umhlanga site on auction 1/4

2009-03-31 · Auctions

A major development site in the heart of Lower Umhlanga Rocks is set to go to the auction floor on the 1 April 2009.

The property comprises a large 8,1 ha (about 81,000sq m) development opportunity with a Special Zone in the heart of Lower Umhlanga Rocks CBD. The allowable bulk of the site is about 67 000sq m. It is a large tract of land which is bordered by the M4 Freeway to the west, Lighthouse Road to the south and Lagoon Drive the east.

The municipal offices of the North Local Council which are used by Metro's North Operation Entity, on the southern portion of the site, will be relocated to another alternative site. The existing improvements therefore hold no value to the future development potential of the site. The precinct plans for the site have been approved and these stipulate land use controls, minimum and maximum bulk, coverage and height, building lines, parking, as well as additional controls.

The precinct plan comprises 10 proposed sub-divisions, each with their own use controls and regulations.

The auction will take place at the Durban Country Club on April 1, 2009 and will be conducted by the Alliance Group.
