Status of Atterbury Property Cape Developments
2006-08-07
The R100 million first phase of the Willow Village Lifestyle Centre in the
Tyger Valley retail district, opened on June 22nd amidst great fanfare and
enormous trading success.
The jam-packed parking facilities during the first four days of operation
bore testimony to the overriding winning formula of the centre. Fabulous
feedback has been received from many happy tenants.
The likes of Home & Décor Build-It surpassed all expected targeted figures
whilst the weary, yet delighted manager of the Checkers store, Petrus, mused
that they topped their predicted figures. In the words of the store manager,
PJ, from Outdoor Warehouse, "we absolutely rocked from Thursday to Sunday
and reached double our target." Spectacle Warehouse, Bathroom Bizarre, Fruit
& Veg City as well as Eagle Lighting, all experienced better than
anticipated trading figures in the first four days.
And that was just the beginning of this joint venture alongside Parkdev,
Gryphon Finance and Kuyefa which has seen the likes of the increasingly
popular restaurant chain the Dros, moved in already.
Kraaibosch Manor & Country Estates:
Nestling below the magnificent Outeniqua Mountains, on the outskirts of
George, you will find one of our new developments called Kraaibosch Manor &
Country Estates, a joint venture with Power Developments.
The initial 345 residential plots of land released, ranged in size from
600m² to 1 500m². These went on sale in September 2005 and were sold out
within five weeks. The second release of 93 smaller plots occurred on
February 24 and now only 31 are left!
Services are currently being installed and transfers of the individual
properties are likely to occur at the end of 2006.
Bella Rosa Village:
Here we are involved in a potent consortium that sees this R250 million
mixed-use development in Tygervalley now already in Phase 2. Phase 1 which
comprises 73 upmarket apartments was completed and transferred to the
purchasers in 2005.
Completion of Phase 2 is expected in November this year and consists of 83
stylish apartments; 21 single residential stands and a further 6 000m² of
prime commercial and retail space. Whilst all residential opportunities are
sold out, 35% of commercial is still available.
This massive 30 000m² lifestyle village is expected to be completed in its
entirety by December 2007 with Phase 3 that boasts 57 upmarket apartments
and an additional 4000m² of superlative commercial space. There is no doubt
whatsoever that Bella Rosa Village will become a landmark of note.
OUR UNIQUE LEISURE INVESTMENT PRODUCT:
With the price of property being what it is today, it has become an
increasing challenge for many to own and maintain that second magnificent
home. And because it's better to have a piece of the pie, than no pie at
all, we decided to adapt and remodel a U.S. concept that originated in the
airplane/jet industry some 10 years ago.
Atterbury Property Cape has recently entered into an enormously exciting
venture known as Staytus Luxury Lifestyle Collection. This entity
specialises in partial or fractional ownership and private residence
management of upmarket leisure property investments. In fact we are already
recognised as one of the industry innovators in South Africa.
We develop properties in exclusive resorts, villages or remote destinations
where you can enjoy partial ownership and share in the upkeep and management
with fellow shareholders. The bouquet of value-added services is vast,
always guaranteeing a real holiday for the owner!
Inside and out Staytus residences are meticulously designed and decorated
with master-craftsmanship, top notch amenities, awe-inspiring locations and
breathtaking views. These residences are also located in world-class beach,
golf, game farm, winelands and city destinations, both nationally and
internationally.
In summary, Staytus provides the opportunity to invest in prime leisure
accommodation, enjoy its holiday benefits, and share in the capital
investment gains on resale, without ever having to pick up a paintbrush, a
hammer or a lawnmower! Visit www.staytus.co.za.
GROUP INNOVATIONS
When Atterbury Holdings was established in 1994, no-one realized just how
much this property entity would change the industry landscape. With an
innovative and progressive stance to doing business, the company is always
on the lookout for groundbreaking and ingenious ways of creating better
places to live, work & shop.
One such mechanism within the Group is the formation of investment funds. At
present two such entities exist, viz Attfund Limited and Attacq Property
Fund.
Attfund is a R6.5 billion entity that came into being in 2002. It is
regarded as a national leader in the development of retail office parks and
shopping centres.
Attacq, with a start up value of R1,4 billion, was formed at the beginning
of this year (2006) and houses A grade commercial developments and
properties not located within Attfund. This fund is managed by Atterbury
Investment Managers (Attvest), the in-house Asset managers of the Group.
UPLIFTING OUR COMMUNITIES:
At Atterbury Property Cape we have made it our business to help uplift
various communities and instill a sense of pride in the many underprivileged
and needy people in our region. Wherever we develop property, we identify
opportunities where we can make a difference to the local community. Two
examples of where we are already active include:
Manenberg Community Upliftment Project:
Atterbury Property Cape has entered into a partnership with the Power Group
of Companies to assist in the development and social upliftment of
individuals and communities within the Manenberg area. A multi purpose
community centre with fully equipped computer and library facilities for
training, is in the process of being built. Through this worthy initiative
we aim to assist in the education and skills transfer of individuals,
thereby generating a sense of pride, achievement and motivation in an
environment that normally knows only despair and desolation.
Bergriver Municipal Area:
When we started developing Admiral Island at Velddrif, we became aware of a
massive shortage of building related skills that existed within the
communities of the Bergrivier region. To alleviate our immediate problem as
well as offer a sustainable long-term solution to the community, we joined
forces with Tjeka Training Matters and its consortia of companies to teach
and train locals in construction related occupations. This includes
accredited disciplines of bricklaying, plastering, carpentry, painting &
glazing, plumbing and electrical.
We are currently funding 80 unemployed learners in this region on an
accredited programme that includes the above mentioned disciplines, as well
as assessment and placement. Once our learners have been taught the
necessary skills, both from a theoretical as well as a practical
perspective, we send them on their way with a mountain of knowledge,
newfound skill, huge enthusiasm as well as their own toolbox, containing the
essential tools required for the various trades!!
CALLING ALL POTENTIAL INVESTORS

extraordinary options, then have a look at these two:

Admiral Island is for those who love the sea, the rivers, flowers and birds
in all their guises. This water-bound estate is considered to be one of the
safest, best equipped and most pleasant leisure harbours in the country and
is especially designed for safe berthing. A yacht maintenance and service

those less pleasant chores.
Life on Admiral Island is peaceful and reminiscent of a bygone era. Privacy

SPONSORING CEABERTS FOOTBALL CLUB OF MOSSEL BAY:
And just so that we play our part in preparing the nation for 2010, we have
undertaken to sponsor the kit for the Ceaberts Football Club which is part
of the National Castle League. "We are thrilled with the kit that Atterbury
has donated to our players and intend to do justice to their logo which
appears on all the jerseys," says Councillor Skombingo, of Ward 1,
Kwanonqada. "We received 10 balls and 15 sets of gear including jerseys,
shorts, socks and boots. Our guys are keen and are very determined to move
up into the Vodacom League very soon. In fact, Bafana Bafana better pull
