Filling stations, a Durban mini-industrial block and Fourways land on offer at Broll's 22 October auction

Broll Auctions and Sales is taking ten commercial properties to market at its penultimate auction of 2026, to be held at noon on 22 October at The Wanderers Golf Club in Illovo, Johannesburg. Two Secunda properties are being sold by tender, closing on 23 October. The mix covers fuel stations, small retail, multi-tenant industrial, an owner-occupier factory, development land and an office block, across five provinces.

Income-producing investments

The biggest income stream on offer is a multi-storey building on Beatrice Street in the Durban CBD, with 5,552 m² of lettable space on a 668 m² site. It houses 123 mini-industrial units and four ground-floor shops, is about 60% occupied and generates gross annual income of R4.85 million, with a vacant warehouse and penthouse that a buyer could let up.

In Wynberg, Sandton, 3 5th Street is a 2,637 m² building on a 3,887 m² Industrial 3 stand at the corner of Arkwright Avenue. Its anchor tenant has been in place for more than 14 years, and the property earns about R2.14 million gross (R2 million net) a year, plus antenna income, with a 35 kWp solar installation already fitted.

In Secunda, the Grand Palace office building on Heunis Street offers 7,299 m² across three floors on a 9,180 m² site, with 129 parking bays and rooftop telecoms tenants; it is about 80% let. Nearby, a portfolio of 29 freehold industrial units on 34,000 m² of land (23,500 m² lettable, plus 8,727 m² of yard and parking) is also about 80% occupied, with demand tied to the Sasol Synfuels complex and surrounding mining operations.

Owner-occupier and development opportunities

Buyers looking for their own premises have a former engineering headquarters in Wellington Industrial Park in the Cape Winelands: around 3,150 m² across three buildings on a 3,000 m² stand, split roughly 60% factory and 40% office, with an 8m-plus factory height, a spray booth and vacant possession on transfer. Fuel and retail buyers can look at a BP site on the N2 between Piet Retief and Ermelo (currently closed, with its supply agreement intact), an Engen station on Amalinda Main Road in East London, and the 1,300 m² Plumblink Centre next door, which can be bought alongside it to create a corner holding.

The development lot is 7,382 m² across four parcels at 18-22 Sparrow Drive in Fourways, fronting Winnie Mandela Drive. A rezoning has been proposed that would lift the bulk from about 5,906 m² to 8,858 m² for a hotel or multi-family scheme of around 118 rooms, subject to municipal approval. Broll CEO Norman Raad pointed to the ongoing densification of Fourways as the case for the site.

Buying at auction

Auctions move faster than private treaty sales, so due diligence on leases, zoning and municipal accounts has to be done before the hammer falls. Our guide to buying commercial property in South Africa covers the checks, and you can browse commercial property for sale across the country.
