Fortress lifts distributable earnings 14.2% as its logistics portfolio nears R20bn
2026-10-12 · Company News
Fortress Real Estate Investments grew distributable earnings by 14.2% to about R2.23 billion in the year to 30 June 2026, ahead of the guidance it had reaffirmed in June of at least R2.15 billion. The full-year dividend is 178.80 cents a share, 10.1% higher than the previous year, with a second-half payment of 90.91 cents. Earnings grew faster than the dividend per share because Fortress issued new shares during the year. The group has raised its FY2027 guidance to 192 cents a share, a further 7.5% increase.
Logistics is doing the heavy lifting
Like-for-like net operating income across the group rose 6.8%, and logistics led the way. The South African logistics portfolio grew like-for-like income by 8.4%, has doubled in size over six years and is now valued at almost R20 billion, with very low vacancy. Since 2019 Fortress has built between 100,000 m² and 150,000 m² of logistics space a year, mostly funded by selling older, non-core buildings rather than by raising capital. CEO Steven Brown says the company more than doubled its logistics portfolio "just by selling older assets".
That development engine still has plenty of land to work with. Fortress has about 286,000 m² of undeveloped logistics GLA, including the newly acquired Eastport North site, which will drop to about 170,000 m² once pre-let deals now under discussion are concluded. Its retail portfolio also performed well, with like-for-like income up 7.3% and low vacancy. During the year Fortress took a controlling stake in Balfour Mall in Johannesburg, and its retail strategy is to redevelop weaker centres rather than build new ones.
A stronger balance sheet
Loan-to-value fell from 39.1% to 34.0%, helped by a R1.35 billion accelerated bookbuild late in the financial year, Fortress's first equity raise in just over a decade. The group also raised R2.7 billion of debt in three-, five- and seven-year tenors, including what it describes as the first ZARONIA-linked note issued by a South African listed property company. CFO Ian Vorster pointed to an "unprecedented tightening" in debt pricing. SA REIT net asset value per share rose 9.2%. The group now runs 121 solar PV plants with about 40 MWac of capacity, with 133 plants planned by June 2027.
What it means for occupiers
A large, well-funded landlord building more than 100,000 m² of warehousing a year keeps modern logistics space coming onto the market, mostly as pre-let or build-to-suit schemes. Businesses that need large, secure distribution space often get the best result by approaching developers early rather than waiting for vacant stock.
