Polokwane and Gauteng retail nodes top national consumer satisfaction rankings
2026-10-14 · Research and Statistics
A comprehensive national analysis examining consumer sentiment across nearly 700 retail properties has identified the highest-rated shopping centres in South Africa, offering commercial property investors and asset managers valuable insight into customer satisfaction trends. The study evaluated 678 retail destinations using a dataset comprising more than 3,2 million Google reviews collected in October 2026. By filtering out incomplete listings, closed properties, and centres with fewer than 1 000 reviews, the researchers established an average national benchmark of 4.18 stars across the evaluated portfolio. For landlords, leasing directors, and fund managers navigating tenant retention and foot traffic patterns, understanding which physical retail spaces resonate most strongly with shoppers provides a useful metric alongside traditional turnover rentals and trading density reports.
Provincial distribution and the dominance of Gauteng retail nodes
Gauteng anchored the strongest geographic presence in the nationwide study, accounting for six of the properties listed in the top 10 rankings. High-profile destinations such as Melrose Arch, Nelson Mandela Square, The Neighbourhood Square, Loftus Park, Polofields Crossing, and Castle Gate Shopping Centre secured positions on the list. The province also contained the largest absolute volume of assets included in the research, with 320 out of the 678 qualifying centres situated within its borders. Despite this heavy concentration of retail real estate, Gauteng recorded a provincial average of 4.17 stars, sitting slightly beneath the broader national average. Meanwhile, KwaZulu-Natal secured two spots in the top 10 through Marine Walk at Sibaya and La Lucia Mall, contributing to a provincial average of 4.18 stars across its 88 evaluated assets. The Western Cape was represented by a single property, Constantia Emporium, reflecting how regional variations in customer sentiment play out across different provincial property markets.
Individual asset performance led by Limpopo development
At the individual asset level, the top position in the country was claimed by The Greenery in Polokwane, Limpopo. The shopping centre achieved a 4.68-star average drawn from 1 153 reviews, surpassing several historically prominent metropolitan retail nodes. Following closely behind were Melrose Arch in Johannesburg with a 4.66-star rating from 2 314 reviews, and Nelson Mandela Square in Sandton with 4.63 stars derived from 14 515 reviews. Other notable performers included The Neighbourhood Square in Linksfield at 4.61 stars, Marine Walk at 4.60 stars, and Loftus Park alongside Polofields Crossing, both matching at 4.59 stars. Constantia Emporium and Castle Gate Shopping Centre each recorded 4.58-star averages, while La Lucia Mall rounded out the top tier with a 4.57-star score from 3 251 reviews, highlighting the diverse geographic spread of high-performing retail spaces.
Methodology and filtering parameters for commercial portfolio analysis
The research methodology applied strict criteria to ensure the reliability of the comparative asset data. Initially, the review dataset encompassed 1 197 South African shopping centre listings that held a minimum threshold of 300 reviews. Researchers subsequently excluded closed properties, traditional markets, individual retail shops, office parks, and duplicate listings. This purification process narrowed the pool down to 678 centres that possessed at least 1 000 reviews each. Rather than relying on the rounded figures displayed publicly by Google, the study calculated exact averages using the underlying counts of one- to five-star ratings. This granular approach to data aggregation offers property analysts a precise instrument for benchmarking retail asset performance and assessing consumer perception across different segments of the commercial property market.
