Redefine Properties launches R106 million solar wheeling project in Cape Town

2026-10-21 · Company News

Redefine Properties has deployed a R106 million municipal solar wheeling project located in the Western Cape, connecting a large industrial asset directly to retail and office spaces via the local municipal distribution network. This initiative utilizes the City of Cape Town pilot wheeling programme to distribute renewable electricity generated on a massive industrial rooftop to multiple commercial properties across the municipal grid. For tenants and property investors operating commercial spaces in South Africa, this development signals a significant shift in how mixed-asset portfolios can achieve energy security, reduce reliance on traditional utility providers, and meet long-term environmental targets through direct private-sector participation in municipal energy frameworks.

Financial metrics, capital investment, and carbon reduction targets

The capital expenditure for the installation reached R106 million, directed toward a 7.014MWp photovoltaic facility situated on the roof of the Massmart Distribution Centre located in Brackengate. This installation generates 9,889MWh of clean energy annually, which is then fed into the municipal network at the Rubicon Substation. By utilizing this wheeling mechanism, the initiative is calculated to prevent approximately 9,645 tonnes of carbon emissions each year. Operating under a 20-year commitment, the scheme highlights the substantial financial and environmental value that heavy capital deployment into renewable energy infrastructure can deliver for large-scale commercial property owners looking to hedge against volatile utility costs over the long term.

Portfolio asset integration connecting industrial roofs to retail and office demand

The structural layout of this wheeling initiative connects power generation from an industrial property directly to distinct commercial assets within the Redefine portfolio, specifically powering Kenilworth Centre, Blue Route Mall, and The Towers Office precinct. According to Leon Kok, Chief Operating Officer at Redefine, this method allows the company to balance energy generation capacity from a single massive industrial footprint against the consumption demands of entirely different asset classes. By leveraging the physical scale of warehouse rooftops to supply retail centers and office towers, the enterprise implements a sophisticated asset management strategy that enhances operational resilience and creates a more integrated energy ecosystem across diverse commercial property holdings.

Engineering specifications, technical infrastructure, and municipal collaboration

Executing this wheeling project required extensive technical intervention across approximately 57,000m² of roof space at the Brackengate distribution facility, where 11,691 solar panels were installed alongside a dedicated mini-substation building to house switchgear, meters, a purpose-built inverter station, and a transformer yard operating at 800V. The physical setup includes about 300km of cabling and 2km of rooftop walkways to facilitate maintenance and long-term operational reliability. Alderman Xanthea Limberg noted that this initiative aligns with the municipality 2050 Energy Strategy, proving how municipal policy reforms and local government collaboration can successfully liberalize the local energy market and unlock renewable opportunities for commercial real estate participants.
