Western Cape Portfolio Expansion and Strong Industrial Demand Drive Spear REIT Earnings Beat

2026-10-23 · Company News

Western Cape-focused real estate investment trust Spear has posted a guidance-beating first half for the financial year 2027, driven by robust operational performance, positive rental growth, and strategic asset expansion across the region. The group delivered an 8.02% increase in distributable income per share, moving past its previous full-year forecast of 6% to 8% growth. Total revenue for the six months ended 31 August 2026 jumped by 28.14%, while net operating income advanced by 27.80%. This financial momentum has prompted management to upgrade its full-year distributable income per share growth guidance to a range of 9% to 11%, supported by high portfolio occupancy levels, excellent cash collections, and ongoing contributions from recently integrated properties within the Western Cape commercial, industrial, and retail sectors.

Financial Performance and Operational Metrics

For the six-month reporting period, distributable income per share rose to 47.29 cents, accompanied by a distribution per share of 44.92 cents based on a 95% payout ratio. Operational indicators remained exceptionally resilient, marked by an overall portfolio occupancy rate of 96.60% and cash collections reaching 99.23%. Across the portfolio, the group achieved positive rental reversions of 7.98%. Management noted that these strong operational achievements were realized despite significant macro-economic pressures, including rising municipal charges, higher electricity tariffs, and elevated interest rates that continue to impact commercial tenants across South Africa. Furthermore, the group's renewable-energy initiatives are delivering an increasing income stream, with solar installations now active across 29 assets generating roughly R19.45 million in revenue during the period, bringing total installed capacity to 18.4 MW toward a medium-term target of 20 MW.

Major Acquisitions and Portfolio Expansion

Spear successfully executed R1.4 billion in new acquisitions, expanding its regional portfolio to 44 assets valued at approximately R8.8 billion, encompassing more than 674,000 square metres of lettable space. The portfolio additions include the Santam Precinct in Tygervalley, featuring 28,488 square metres of office accommodation leased to Santam and Sanlam, and the 19,681 square metre Watergate Centre in Mitchells Plain, which bolsters exposure to convenience retail. These acquisitions were supported by a R1 billion equity capital raise in April 2026, which experienced strong oversubscription, alongside R108 million retained through a dividend reinvestment programme. The group also recorded a R267 million or 3.81% increase in property valuations during the half-year, maintaining a conservative loan-to-value ratio of 21.91% and a tangible net asset value of R13.33 per share.

Industrial Sector Strength and Development Pipeline

The industrial segment remains the cornerstone of Spear's portfolio, representing approximately 63% of total lettable area and posting an occupancy rate of 98.22% alongside rental growth of 13.49% on renewals and new lets. Capitalizing on strong demand for logistics, manufacturing, and warehousing space where stock is limited and development costs remain high, the group is advancing an organic industrial development pipeline valued at R140 million. This pipeline will add about 12,650 square metres of space over the next 12 months, including the first 5,500 square metre multi-let industrial phase at GTX Industrial Park near George Airport scheduled for March 2027 completion. Additional developments include a 7,150 square metre national distribution centre for Mambos Storage & Home in Blackheath under a 10-year lease due in July 2027, and the acquisition of 25,000 square metres of commercially zoned land in Century City for R53 million.
