Sharemax Growth the capital projects arm of well known Sharemax developers has just announced their latest development project Berg en Dal. This secure complex with Home Owners Association is being developed in Heidedal in the Gauteng Province on a 72 ha site.and will be known as Berg en Dal Residential Estate.

The site was approved by the local authorities and a township was established in 1987 but never proceeded with as the original company did not have the funding to provide services. When the project is completed by Sharemax Growth, stands will be sold at an average price of R350k each (ex VAT).

This latest offer opened on 13th Dec 2006 and will close on 12 Mar 2007 unless, as is usually the case, it is fully subscribed earlier. A total of 29 293 R1000 shares have been made available to raise a total of R29 300 000 that it costs to undertake the project.

Investors' subscriptions will be used to purchase the ownership of the ground from the original development company, to install the bulk services and to pay the cost of the due diligence, administration and promotion costs etc.

Unlike Sharemax's income generating projects in shopping centres, this project will not provide investors with a monthly income. They will receive a share of the profits at the completion of the project in the normal way that a property developer does when the stands have been sold.

"The Offer to invest in the Company is aimed at those investors who do not have the resources or do not wish to actively participate in property development but who seek a return on investment through an indirect involvement in real estate and property development. As with any investment in equity, an investment in the Company exposes the investor to certain risks. Some of these risks can be controlled but many are outside the control of the Company.

"Investors should carefully consider all risk factors as well as all other information included in this Prospectus in the light of their personal circumstances and seek professional advice from their professional advisors, stock brokers, lawyers and/or accountants" says Sharemax Growth's prospectus on Berg en Dal.

These are the normal risks associated with property development but result in exceptionally good returns to the investor. The company have estimated net annual returns (compounded interest) to be 16% in year 1, 18.56% year 2, 21.53% year 3, 24.97% year 4 and 28.97% in year 5.
